What You Should Know About Infrastructure Improvements

When evaluating a vacation rental investment, it's easy to focus on the numbers directly in front of us: occupancy, average daily rate, expenses, and annual rental revenue. But another important indicator is how much is being invested in the destination itself.

Across Gulf Shores, Orange Beach and Baldwin County, significant public investment is underway to improve access, transportation, recreation and the infrastructure needed to support a growing destination.

A Lot Is Happening Right Now

Some of the most significant recent and upcoming projects include:

  • A new Intracoastal Waterway Bridge is now open. The bridge opened to traffic in May, creating two southbound lanes across the new bridge and two northbound lanes across the former toll bridge. New roundabouts and the SR-161 connector are designed to improve traffic flow between the Beach Express, Gulf Shores, Orange Beach, and Fort Morgan.

  • Highway 59 improvements are beginning this fall. ALDOT is adding a third southbound lane from Cypress Bend Drive to just south of County Road 6/Oak Road West. The $1.67 million project is specifically intended to improve traffic flow and reduce congestion along one of the primary routes into Gulf Shores.

  • Gulf Shores International Airport is already expanding. After launching commercial passenger service and posting a record June with more than 34,000 passengers, the airport has broken ground on a $15 million terminal expansion. The expanded terminal is expected to open by May 2027 with additional passenger space, dining, retail, and other amenities.

  • Waterway Village continues to take shape. The next phase of improvements along East 2nd Street includes roadway reconstruction, new sidewalks and parking, stormwater improvements, landscaping, lighting and other pedestrian-friendly improvements. Construction also continues on the Waterway Village pedestrian bridge and surrounding public spaces.

  • Orange Beach continues to expand pedestrian and bicycle access. Approximately 4.5 miles of new paths and sidewalks have been completed, including significant portions of the Canal Road shared-use path.

  • More than $12 million in additional Baldwin County infrastructure projects were just announced. Ten projects will address water, sewer, drainage, roadways and storm resilience throughout the county. Locally, that includes $950,000 to elevate Jubilee Point Road in Orange Beach.

Why This Matters

A successful vacation rental doesn't exist in isolation. Its long-term appeal depends largely on the strength of the surrounding destination. Visitors need convenient ways to get here, efficient ways to get around once they arrive, things to do and places to explore, and a community equipped to accommodate continued growth. These projects also signal something less tangible, but equally important: confidence in the future of Alabama's beaches. Local and state governments and private businesses are making substantial, long-term investments based on the expectation that people will keep wanting to spend time here. That's an encouraging bigger picture. You're not simply invested in an individual condo or beach house. You're invested in a destination that continues to invest in itself.
